Property Data & Information Requests

The El Dorado County Assessor’s Office provides several ways for taxpayers, homeowners, and businesses to obtain official property information. This page explains each option and what you can (and cannot) request under California law.


Quick Options

  1. Online Property Information Search — current and historical parcel details and Assessor maps.
  2. GOTNET (County GIS) — map-based lookups, buffers, and layers; includes step-by-step guides.
  3. Recorder-Clerk: Official Records Index — search/purchase recorded documents (e.g., Grant Deeds, Easements).
  4. Public Inspection of the Assessment Roll (On-Site Only)
  5. Assessor Data Request Form — request the Local Assessment Roll or the Master Assessment Roll with physical characteristics.

Option 1 — Online Property Information Search

Use the Assessor’s Online Property Information to view:

  • Current Property Details: Tax Rate Area, current recorded document number, lot size (acres), land/structure values, Homeowners’ Exemption, Net Assessed Value, and more.
  • Physical Characteristics: building square footage, year built, bedrooms, full baths (for assessment purposes).
  • Historical Property Details: older records (2018 and prior), property description, taxable values, event history, change-of-ownership history.
  • Assessor’s Maps: current and historical Assessor maps.

Option 2 — GOTNET (County GIS)

The county's public GIS map GOTNET provides interactive parcel layers and tools for common research tasks.

Help: The County Surveyor’s Office can assist with radius mailing address requests. Owner names are not provided in these outputs; see “Legal Notes” below for how to lawfully obtain owner names.


Option 3 — Recorder-Clerk: Official Records

For ownership documents and chain-of-title research, search/purchase official recorded documents from the Recorder-Clerk:

  • Official Records Index (Search & Purchase)
  • Common document types: Grant Deed, Quitclaim Deed, Deed of Trust, Reconveyance/Release, Easement Agreement, Subdivision/Parcel Maps, Lot Line Adjustments, and Preliminary Change of Ownership Report (PCOR).

Option 4 — Public Inspection of the Assessment Roll (On-Site Only)

California Revenue & Taxation Code §§ 408, 602, and 1602 require county assessors to make the local assessment roll available for public inspection. To meet this statutory mandate, the El Dorado County Assessor’s Office provides on-site access to historical and current roll information at our front counter.

The following files are available for review on our public kiosks located in the Assessor’s Office lobby:

  • Secured Assessment Rolls — 2018 to Present
  • Unsecured Assessment Rolls — 2018 to Present
  • Two-Year Transfer & Sale Lists — 2021 to Present

These materials include ownership, mailing address, assessed values, and other roll-mandated data as defined under California law, and are available for on-site viewing during normal business hours on a walk-in basis.

Staff can assist with basic navigation, but the files are view-only and cannot be printed, saved, downloaded, transferred, or otherwise copied by the system. Visitors may take notes or photos during inspection, but staff cannot perform research, generate customized extracts, or create electronic copies.


Option 5 — Assessor Data Request Form

Use the Assessor Data Request Form at the bottom of our Forms Page to request:

  • Local Assessment Roll (Secured and Unsecured)
  • Master Assessment Roll with Physical Characteristics (Secured and Unsecured)

The form includes important details such as available files, payment instructions, and a three-week clearing period for check payments. Please note that the Assessment Roll is a static data set generated annually following certification (typically by July 1) and reflects assessed property values as of the January 1 lien date. Review the form carefully before submitting your request.

Option 6 — ParcelQuest (Third-Party)

ParcelQuest offers business-grade subscriptions for large/complex lookups and a consumer portal for single-property lookups. Benefits include frequent data refreshes and credit-card payments.

The Assessor’s Office provides standardized outputs only (e.g., the Local Assessment Roll and the Master Assessment Roll with physical characteristics). We cannot produce custom datasets or tailored extracts. Please use the options above for self-service research, or consider ParcelQuest for broad, frequently updated data.

What Each Roll File Contains

The contents of the Local Assessment Roll are defined by California Revenue and Taxation Code Sections 601 and 602.

Contents of the Local Assessment Roll (R&T § 602)

Section 602 specifies the information that must appear in the local roll, which includes:

  • Name and mailing address of the assessee (if known)
  • Legal description of the land or possessory interest
  • Description of personal property and improvements
  • Assessed values of land, improvements, and personal property (excluding intangibles)
  • Identification of improvements assessed to someone other than the landowner
  • Revenue or tax rate area applicable to each parcel
  • Total taxable value of all property assessed (exclusive of intangibles)
  • Any other data required by the State Board of Equalization

Contents of the Master Assessment Roll with Physical Characteristics

The Master Roll expands upon the statutory Local Assessment Roll by including additional descriptive data used for valuation and analysis, such as:

  • Building square footage and year built
  • Bedrooms, bathrooms, and construction type
  • Lot size (acres) and land use codes
  • Physical attributes used for property appraisal

This enhanced dataset provides a broader view of each property but is still a snapshot as of the annual lien date and certification. 

Under R&T § 601, the County Assessor must prepare an annual roll listing all property within the county that is subject to assessment. This includes both the secured roll (real property with tax liens) and the unsecured roll (typically business personal property and fixtures). Each roll reflects property conditions as of the lien date and remains fixed for that fiscal year until the next certification cycle.

Owner names & online publication

While ownership information is part of the assessment roll and available for public inspection at the Assessor’s Office, California law and county practices limit what can be published on public websites. As a result, our online tools do not display owner names with parcel numbers/addresses. To obtain verified ownership information, you may review the Local Assessment Roll (available for purchase or free public inspection at the Assessor’s Office) or search the Recorder-Clerk’s Official Records Index for recorded documents related to the chain of title.

Property characteristics are maintained for assessment purposes and are updated when changes in ownership or new construction are processed. This information is provided as a general reference and should be independently verified before use for any purpose.
